A well-prepared, detailed set of drawings is the foundation of a successful build. Clear plans help communicate your vision to your builder and trades, reduce misunderstandings, and minimize costly surprises during construction.
For new home projects, the design process typically takes 6–10 weeks, depending on the scope of the home, the number of revisions, and current workload. The process generally follows these steps:
1. Initial Consultation
The process begins with a consultation to discuss your vision for the project. This is where we review your goals, priorities, and identify any site constraints such as setbacks, views, privacy considerations, or lot grading.
Clients are encouraged to share sketches, inspiration photos, or examples of homes they like. This helps establish direction before we begin developing the design.
2. Preliminary Floor Plans
Based on our discussions, preliminary floor plan concepts are prepared and sent for review. These drawings serve as a starting point and are refined through feedback and revisions.
This stage often takes several weeks, as adjustments are made until the layout reflects your needs and preferences.
3. Exterior Design & Visualization
Once the floor plans are finalized, attention turns to the exterior design. Preliminary elevations and simple renderings are provided to help you visualize the finished appearance of your home, including rooflines, window placement, and exterior finishes.
4. Permit Drawings
After the design is finalized, the complete permit drawing package is prepared. This typically includes:
- Foundation plan
- Floor plans
- Building cross-section
- Four elevations
- Roof plan
- Required notes and construction details
These drawings are prepared in accordance with Ontario Building Code requirements and are suitable for building permit submission.
